Can foreigners really buy property in Japan?

Yes — fully and legally. Japan places no restrictions on foreign ownership of land or buildings. You do not need a visa, residency, or citizenship, and you own the property outright (freehold), including the land. Note that owning property does not itself grant a visa; for residence questions we refer you to certified immigration specialists.

How cheap are akiya, really?

Genuine listings start from under ¥1,000,000 (roughly a few thousand US dollars) and some municipalities offer homes for nearly nothing — but price reflects condition. A realistic total budget including renovation typically lands much higher, and this is exactly what we assess honestly for every property before you commit. Cheap and good exists; we help you tell it apart from cheap and ruinous.

Can I complete a purchase without traveling to Japan?

In many cases, yes. We conduct live video viewings, and purchase procedures can often be completed remotely via power of attorney handled by licensed judicial scriveners. That said, we always recommend at least one visit — and we can arrange the whole trip.

What exactly do you do versus a real estate agent?

Real estate brokerage in Japan is a licensed activity, and licensed agencies in our partner network handle the transaction itself. Our role is everything around it: finding properties across regions and unlisted channels, translation, negotiation support, due-diligence coordination, renovation and subsidy management, and being your single English-speaking team through the whole journey.

What are your fees?

Fees depend on the scope of support you need — a search-only engagement is very different from full purchase-and-renovation management. We provide a clear written quote after your free consultation, before you commit to anything. No hidden costs, ever.
